Real Estate Investment: A Guide

Real Estate makes up a quarter of investments and is one of the top investment options for the majority. Just like any other investments, real estate investments come with risks. While real estate investments tend to rise in value over time, real estate as an industry is highly unpredictable. Your investment could depreciate in value depending on the economy, location, interest rates, and government policies.

Here are some of the points to be careful about while planning to invest in real estate:

  1. Location: Location should always be the most important priority while choosing a real estate investment. The property’s location will ultimately decide your ability to make an investment. It might help if you think like a buyer while choosing a property. Who is the ideal customer for this property? What are the amenities a buyer would be looking for? Are they all available? Are public facilities such as schools, hospitals, parks, etc., nearby? Ultimately these are the factors that will drive a customer towards purchase. Usually, real estate properties in the best locations will generate the highest return.

  1. Cash Flow: Before investing in a real estate property, you must ensure that you will have a positive cash flow after the deal. Cash flow refers to the profit after paying for all expenses that might incur. These expenses might be high and cause a negative cash flow due to the high maintenance cost of a property, tax payments, high insurance rates, etc. A negative cash flow can be avoided by realistically anticipating and preparing for future expenses.
  2. Demand: If you are investing in a property to eventually rent it out, there are a few things you should anticipate and prepare for. In a real estate investment, there is always a risk of a high vacancy rate. This can become an issue as real estate investors commonly depend on rental income to pay all expenses associated with the property. Vacancy risk can be avoided if you have done adequate market research and invest only in properties with high demand so that there is no shortage of tenants even if your current tenants are leaving. In addition to finding a high-demand real estate property in a good location, care should also be taken to steer clear of bad tenants. Bad tenants don’t pay on time, may trash the property, and overall can become a nuisance to the property owners.
  3. Maintenance: Careful planning and anticipation of future expenses are necessary for any real estate investment to be profitable. As a real estate investor, you could lose money if you fail to prepare for future maintenance or underestimate the costs of repairs. This risk can be avoided by thoroughly investigating the property. You may also hire a property inspector to give you suggestions, detect any hidden damages and work out the cost of repairs.
  4. Liquidity: Liquidity is the ease with which an investment can be converted to ready cash. Unlike other investment options, real estate can be hard to sell. Because of this lack of liquidity, real estate investments can end up not making any profit in case of an emergency.
